• Plumbing installations for the outdoor kitchen sink, bathroom, outdoor shower, hot water options, and careful management of water drainage from the swim spa to prevent hillside erosion.

This phase of construction demanded precise coordination with engineers, electricians, plumbers, and gas specialists — all while navigating the strict permitting process in Kirkland. From powering the hot tub swim spa and outdoor kitchen to integrating extensive LED lighting, motion-sensor security lights, and entertainment systems, every element was carefully designed to enhance both functionality and comfort.

For year-round enjoyment, the deck features Bromic outdoor heaters and Big Ass Fans outdoor ceiling fan, creating the perfect balance of warmth and airflow.
