The Dream:
Before the Transformation
In the heart of Sammamish, WA, this home already had a cozy covered patio extending from the back of the house—perfect for some outdoor enjoyment, but not quite enough for the homeowners’ vision. They dreamed of expanding their dry outdoor space and creating a raised deck on the second level to step out directly from their upstairs living areas. Since all the bedrooms were upstairs, the idea of walking right out to a deck for morning coffee or an evening sunset was a perfect fit.
They also had an existing hot tub they loved, but the ground-level patio limited how much they could use the space during the region’s wet, cool months. Sammamish’s climate—marked by long, rainy winters and mild summers—makes covered and elevated outdoor living spaces highly desirable. More dry space means more months out of the year to enjoy the outdoors without worrying about the weather.
With this vision in mind, People Come First Construction Group set out to transform their backyard, ensuring the design blended seamlessly with the existing home while maximizing functionality and year-round comfort.
The Result:
A Dream Come True
Turning a dream into reality meant starting from the ground up—literally. To safely support a hot tub on a raised deck, our permitting team and engineers designed a foundation that exceeds code requirements, ensuring a structure that will remain strong, stable, and beautiful for decades.
The new space blends seamlessly with the existing patio cover while adding a second-story TimberTech deck that connects directly to the home’s upper level. This included removing the old windows and adding a new entry door on the second level. Below, an aggregate concrete patio and an Undercover System with 3D-printed wood grain finish create a generous, dry outdoor area protected from the elements—perfect for enjoying Sammamish’s rainy seasons.
Key features include a cozy firepit, Bromic heaters for year-round warmth, pine soffit ceilings, recessed outdoor lighting, and ceiling fans to keep the air fresh. Frosted glass railing from American Standard Design and installed by ResCom Railing adds privacy without sacrificing style, while all electrical needs—from heaters to lighting—were expertly handled by Rock Electric.
The result is a multi-level outdoor living area that offers comfort, beauty, and functionality in every season, allowing the homeowners to fully enjoy their Sammamish backyard rain or shine.
